We exclusively offer a paid lease of a fully equipped and functioning restaurant with an area of approximately 497 m2 in a prominent commercial location in Prague 6. The lease also includes an apartment unit.

This is an assignment of a valid lease agreement of the current tenant for consideration.
Monthly rent €1,640. Severance pay €160,000. Operating costs: €160 monthly lease fees (water, inspections, etc.), electricity approx. €1,600 / month, gas approx. €200 / month.
In commercial spaces you can:
1) take over the operation of a successful restaurant, with or without current staff, or
2) engage in other legal activities within the framework of the current lease agreement, in agreement with the landlord.
Description of premises - commercial premises are located on three floors of an apartment building, with its own commercial entrance including a freight elevator.
The total area of the leased property is 497 m2, of which the restaurant space is approximately 250 m2, the rest is the facilities (apartment, kitchen, warehouses, cellars, office, cloakrooms, toilets).

- Restaurant with 135 seats, divided into a main part with a bar and a lounge.
- The kitchen is fully equipped to ensure the professional operation of the restaurant, with two built-in refrigerators and one freezer available.

- Changing rooms including showers for staff.
- Apartment of approximately 40 m2 used as an operational office.
- Tank room (2x stainless steel beer tanks and space for beer barrels).
- Cellars and technical warehouses.
- Air conditioning machine room and boiler room.

Current traffic:
The restaurant operates under a franchise, which may or may not be transferred to a new tenant. Monthly license fees approximately €320.
The restaurant is fully equipped and provides food and drinks (breakfast, lunch, dinner) to the public and contracted customers from hotels or companies.
The operation is currently managed by 15 employees (employment relationship, agreement on the performance of activities).
